Rental Criteria
Application Fee
There is a $65 non-refundable application fee. Each person over the age of 18 intending to occupy the residence must submit a separate application with a different email
address.
Identification
A photo ID must be submitted with the application.
Employment
Employment will be verified. At minimum, employment history should reflect 6 months with your current employer. Students must provide proof of enrollment and/or financial
assistance.
Income
Combined gross income of all persons in the rental must be equal to or greater than 3x the monthly rent. We will also accept proof of a savings account statement showing a
minimum balance equal to 12 months of rental payments. Self-employed applicants must provide a recently prepared CPA financial statement or two of the most recent
years’ tax returns.
Rental History
Applicants must provide tenant history for the past two years. Tenant will be disqualified for any previous evictions, defaults in lease agreements, untimely payments, or
balances owed to previous landlords.
Credit History
All Accounts must be current. Applicants may be denied if there has been a bankruptcy in the last two years, if there are bankruptcies that have not been discharged, or for
open collection accounts. Such applicants may still qualify on a individual basis and with owner approval, but will typically be required to pay an additional security deposit of

Criminal History
Applicant may be declined if they have been convicted of any type of crime that would be considered a serious threat to the rental property or neighboring properties and
people. Applicant reserves the right to applea, but appealing will not guarantee acceptance.
Co-Applicants
Each co-occupant/roommate must submit their own application. Please list the names of each occupant on the application, and we will link them together as they come
through our system.
Cosigner/Guarantor
Cosigners must also fill out an application and pay the application fee. There is not an application that is specific to a cosigner; please complete the general application.
